Terah Development LLC is a land development company headquartered in Apollo Beach, Florida, working throughout west central Florida.

Most land does not arrive in a condition anyone can build on. It has the wrong zoning, no approved plat, no access, no water or sewer capacity, an easement running through the middle of it, or a drainage problem nobody wants to price.

Our work sits in that gap. We take parcels through the unglamorous middle stage of real estate, the one between a purchase contract and a foundation.

That means underwriting a site honestly before we buy it, running the entitlement process with the county or municipality, coordinating civil engineering, environmental review and survey work, managing the horizontal construction that puts in roads, drainage, utilities and lot pads, and finally recording a plat that lets someone else start building.

We work at a scale where the details still get personal attention. A principal is involved in every deal from first walkthrough to final delivery, which means fewer handoffs, faster answers and a partner who actually knows what is buried under the site.

Our activity is concentrated in Hillsborough, Manatee, Pasco and Polk counties, with Apollo Beach and the south Tampa Bay corridor as our home ground. It is a market we watch closely: growth pressure, shifting flood and stormwater rules, utility capacity limits and a permitting environment that rewards people who prepare properly and punishes people who improvise.
